Client Terms & Conditions

These Terms & Conditions are part of the agreement between MR Home Solutions and the client listed on the approved quote / estimate, proposal, invoice, or project agreement.

Our goal is simple: define the work clearly, communicate well, protect the home, and handle the project the right way. Construction can still involve surprises, delays, and decisions, but confusion should not be the plan.

1. Agreement Documents

The full agreement may include:

  • The approved quote / estimate, proposal, or scope of work

  • These Terms & Conditions

  • Any approved change orders

  • Any written messages or documents specifically accepted by MR Home Solutions as part of the project

If something is not listed in the approved scope of work, it should be assumed excluded unless MR Home Solutions confirms otherwise in writing.

2. Scope of Work

MR Home Solutions will perform the work described in the approved scope of work.

The scope should explain what we are doing, where we are doing it, and any important assumptions. We try to make this as clear as possible on the front end because vague scope creates problems later. Nobody needs a mystery project.

The client is responsible for reviewing the scope before approving the work. If something appears missing, unclear, or different from what the client expected, the client should ask before approving.

3. Items Not Included Unless Specifically Stated

Unless specifically included in writing, the following items are not included:

  • Work not listed in the approved scope

  • Repairs to hidden damage

  • Mold remediation

  • Structural engineering or architectural design

  • Permit fees

  • Utility company fees

  • Pest treatment

  • Hazardous material testing or removal

  • Moving large furniture or personal belongings

  • Repairs to pre-existing code violations

  • Painting, patching, trim, flooring, or finish work outside the specific work area

  • Matching existing textures, finishes, materials, colors, stains, or aged surfaces perfectly

We will do our best to make repairs look clean and professional, but existing homes are not factory-new. Materials age, colors fade, walls move, floors settle, and previous work can create limits.

4. Existing Conditions and Hidden Issues

MR Home Solutions prices work based on what can reasonably be seen and known at the time of the quote / estimate.

If hidden conditions are discovered after work begins, including water damage, rot, mold, framing issues, electrical concerns, plumbing issues, pest damage, unsafe conditions, or previous improper work, MR Home Solutions may pause the affected portion of the project.

When that happens, we will document the issue, communicate what we found, and discuss next steps before moving forward.

Additional work caused by hidden or unknown conditions is not included in the original price unless specifically stated in the approved scope.

5. Quotes / Estimates, Pricing, and Allowances

MR Home Solutions may provide fixed-price proposals, quotes, estimates, time-and-material pricing, or allowance-based pricing depending on the project.

If a price includes an allowance, that means a budget has been set aside for a specific item, such as tile, fixtures, hardware, flooring, lighting, or other materials. If the client selects items above the allowance, the client is responsible for the difference, including any added labor, delivery, handling, or coordination cost.

Prices are based on the information available at the time the quote / estimate is prepared. Material prices, supplier availability, and project conditions may change.

6. Change Orders

Changes happen. The important thing is that they are handled clearly.

A change order may be required when:

  • The client adds work

  • The client removes work

  • The client changes materials, layout, finishes, or decisions

  • MR Home Solutions proposes or initiates a change to improve the work, address site conditions, or correct an issue

  • Hidden conditions require additional labor or materials

  • The work takes a different path than the approved scope

  • A delay or rework is caused by client decisions, site conditions, or third parties

Change orders must be approved before the additional work is performed, unless emergency action is needed to protect the home, property, or people.

Change orders may affect the project price, schedule, or both.

7. Client Decisions and Selections

The client is responsible for making required selections and decisions in a timely manner.

This may include paint colors, fixtures, hardware, layout choices, materials, access instructions, finish preferences, or other project decisions.

If decisions are delayed, the project schedule may shift. MR Home Solutions is not responsible for delays caused by late client decisions, unavailable materials, supplier delays, or changes after approval.

8. Scheduling

MR Home Solutions will make reasonable efforts to schedule and complete the work in a timely manner.

Project schedules can be affected by:

  • Weather

  • Material availability

  • Trade availability

  • Permit approvals

  • Inspection timing

  • Client decisions

  • Change orders

  • Hidden conditions

  • Illness, emergencies, or events outside our control

Start dates and completion dates are good-faith targets unless specifically stated as guaranteed in writing.

We will communicate scheduling updates when they affect the work. Overcommunication beats undercommunication any day.

9. Access to the Property

The client is responsible for providing safe and reasonable access to the property during scheduled work times.

This includes access to the work area, electrical power, water, parking, gates, keys, lockboxes, pets, and any other items needed to perform the work.

If our team arrives and cannot access the property or work area, a trip charge, rescheduling fee, or delay charge may apply.

10. Site Preparation and Personal Belongings

Before work begins, the client should remove or protect personal belongings, fragile items, valuables, electronics, furniture, wall decor, window treatments, and other items near the work area.

MR Home Solutions will take reasonable care while working in the home, but we are not responsible for damage to items that were not moved or protected before work began.

If MR Home Solutions is asked to move furniture, appliances, or personal belongings, we may do so as a courtesy when reasonable, but the client accepts the risk of damage unless the moving work is specifically included in the scope.

11. Dust, Noise, and Disruption

Home repairs and remodeling can create dust, noise, vibration, odors, and disruption.

MR Home Solutions will make reasonable efforts to protect the home and keep the work area orderly. However, dust and disruption cannot always be fully eliminated, especially during demolition, drywall, sanding, cutting, exterior work, or remodel-related work.

The client should plan accordingly if anyone in the home has health sensitivities, pets, young children, work-from-home needs, or other concerns.

12. Pets, Children, and Safety

For everyone’s safety, children and pets must be kept away from the work area, tools, materials, ladders, equipment, and vehicles.

MR Home Solutions is not responsible for pets escaping, entering the work area, or interfering with the work if they are not secured by the client.

We like pets. We also like not tripping over pets while carrying tools. Both things can be true.

13. Materials

Materials may be supplied by MR Home Solutions, the client, or a third-party supplier depending on the approved scope.

If the client supplies materials, the client is responsible for making sure those materials are correct, complete, undamaged, compatible, and available when needed.

MR Home Solutions is not responsible for warranties, defects, missing parts, delays, or performance issues related to client-supplied materials.

If client-supplied materials create additional labor, delays, compatibility issues, or rework, additional charges may apply.

14. Permits, Codes, and Inspections

Permit requirements vary by project and location.

Unless specifically included in the approved scope, permit fees, drawings, engineering, inspections, utility coordination, and code-required upgrades are not included.

If a permit, inspection, code upgrade, or authority requirement becomes necessary, the client is responsible for related costs unless otherwise stated in writing.

MR Home Solutions will not knowingly perform unsafe or improper work. If code, safety, structural, electrical, plumbing, or other concerns are discovered, the work may need to pause until the proper path forward is defined.

15. Subcontractors and Trade Partners

MR Home Solutions may use employees, subcontractors, vendors, or trade partners to complete the work.

MR Home Solutions remains the client’s main point of contact unless otherwise stated. Trade partners are expected to follow the scope, schedule, communication standards, and quality expectations for the project.

The client should not direct MR Home Solutions trade partners to perform additional work, make changes, or do side work outside the approved scope. Any changes should go through MR Home Solutions.

16. Payment Terms

Payment terms will be listed in the quote / estimate, proposal, invoice, or project agreement.

Common payment structures may include:

  • Deposit due before scheduling or material ordering

  • Progress payments based on project milestones

  • Final payment due upon substantial completion

  • Payment due upon completion for smaller service work

Invoices are due according to the terms listed on the invoice.

Late payments may result in paused work, delayed scheduling, collection activity, late fees, or other remedies allowed by law.

Final payment may not be withheld for minor punch-list items if the project is substantially complete and the remaining items do not prevent normal use of the completed work. MR Home Solutions will make reasonable efforts to complete approved punch-list items promptly.

17. Deposits and Cancellations

Deposits may be required to reserve scheduling, order materials, secure trade partners, or begin project planning.

Deposits may be non-refundable to the extent they cover materials, special orders, scheduling commitments, administrative time, design or planning time, vendor costs, or work already performed.

If the client cancels after approval, the client is responsible for work performed, materials ordered, restocking fees, vendor charges, administrative time, and other costs incurred before cancellation.

Any legally required cancellation rights will be honored.

18. Delayed or Paused Projects

If a project is delayed or paused due to client decisions, lack of access, unpaid invoices, material selections, change orders, unsafe conditions, hidden issues, or third-party delays, the project may be rescheduled based on MR Home Solutions’ availability.

MR Home Solutions cannot guarantee that the same crew, trade partner, or schedule slot will remain available after a client-caused delay.

Additional charges may apply for remobilization, storage, price changes, extended supervision, or schedule disruption.

19. Warranty

MR Home Solutions generally provides a one-year workmanship warranty unless a different warranty is stated in writing.

This warranty covers defects in MR Home Solutions’ workmanship under normal use.

The warranty does not cover:

  • Normal wear and tear

  • Damage caused by misuse, neglect, abuse, or lack of maintenance

  • Existing conditions

  • Hidden defects

  • Movement, settling, moisture, leaks, or environmental conditions

  • Client-supplied materials

  • Manufacturer defects

  • Damage caused by others after completion

  • Work performed by another contractor or person

  • Cosmetic issues not reported within the warranty period

  • Exact matching of old materials, finishes, textures, or colors

Manufacturer warranties, when available, belong to the manufacturer and are separate from MR Home Solutions’ workmanship warranty.

Warranty requests must be submitted in writing with photos and a description of the concern.

20. Punch List and Completion

Near the end of larger projects, MR Home Solutions may create a punch list of remaining items.

Punch-list items should be related to the approved scope of work. New work, upgrades, additional repairs, or preference changes are not punch-list items and may require a change order.

A project is considered substantially complete when the main scope of work is finished and the completed work can be used for its intended purpose, even if minor punch-list items remain.

21. Photos and Documentation

MR Home Solutions may take photos and videos before, during, and after the work for documentation, communication, quality control, training, estimating, and records.

MR Home Solutions may request permission to use project photos for marketing. We will not intentionally share private, sensitive, or identifying information without permission.

22. Communication

Clear communication is part of the work.

MR Home Solutions may communicate by phone, text, email, Jobber, or another project management tool. The client agrees to respond in a timely manner when decisions, approvals, access, or payment are needed.

Verbal conversations are helpful, but scope changes, price changes, schedule changes, and important approvals should be confirmed in writing.

23. Respectful Working Relationship

MR Home Solutions is committed to treating clients, homeowners, tenants, realtors, property managers, trades, and team members with respect.

The client agrees to provide a safe and respectful work environment. MR Home Solutions may pause or stop work if there is harassment, threats, unsafe behavior, abusive language, dangerous conditions, or repeated refusal to follow agreed project terms.

24. Third Parties

For realtor, property manager, tenant-occupied, buyer/seller, or landlord-related projects, MR Home Solutions will work with the approved point of contact listed for the project.

The client is responsible for making sure all necessary property owners, tenants, agents, managers, buyers, sellers, HOAs, or other decision-makers have approved the work and access.

MR Home Solutions is not responsible for disputes between owners, tenants, agents, buyers, sellers, landlords, property managers, HOAs, or other third parties.

25. Limitation of Liability

To the fullest extent allowed by law, MR Home Solutions is not responsible for indirect, incidental, special, or consequential damages, including loss of use, lost rent, lost sale, lost profits, inconvenience, emotional distress, or delays caused by factors outside MR Home Solutions’ control.

MR Home Solutions’ responsibility is limited to the work we agreed to perform and the remedies required by applicable law.

26. Dispute Resolution

If a concern comes up, the client agrees to notify MR Home Solutions in writing and give MR Home Solutions a reasonable opportunity to inspect and address the issue.

Both parties agree to try to resolve concerns in good faith before pursuing formal legal action.

If needed, disputes may be handled through mediation, arbitration, small claims court, or another process allowed by the agreement and applicable law.

27. Right to Stop Work

MR Home Solutions may stop or pause work if:

  • Payment is not made as agreed

  • The work area is unsafe

  • Required decisions or selections are delayed

  • Access is not provided

  • Hidden conditions require further review

  • The client requests work outside the approved scope without approving a change order

  • Required permits, approvals, or inspections are not in place

  • The working relationship becomes unsafe or unreasonable

Work may resume once the issue is resolved and the schedule allows.

28. Entire Agreement

The approved scope, these Terms & Conditions, approved change orders, and related written project documents make up the full agreement between the client and MR Home Solutions.

Any promises, assumptions, or expectations not included in writing are not part of the agreement.

The point is not to make the process stiff. The point is to keep everyone clear.

29. Client Acceptance

By approving the quote / estimate, proposal, invoice, project agreement, or payment request, the client confirms that they have reviewed and accepted these Terms & Conditions.
