For Property Managers
Rent-ready repairs handled without making you chase five different trades.
When a property turns over, the clock starts.
Every day the unit is not ready is another day it is not rented. And most turns are not just one clean little task.
It may be paint touch-ups.
It may be drywall patches.
It may be damaged trim.
It may be a door that will not latch.
It may be a punch list from the move-out inspection.
It may be one plumbing item, one electrical item, and three mystery items that somebody wrote down as “needs fixed.”
Very helpful. Extremely specific. Everybody loves that.
MR Home Solutions helps property managers get rental properties repaired, cleaned up, improved, and ready for the next tenant with clear scope, steady communication, and one responsible point of contact.

When to bring us in
The best time to bring us in is when you know a property is turning, has turned, or has a repair list that needs to be handled before the next tenant moves in.
You do not need to have the whole thing organized perfectly before reaching out.
Send us what you have:
Property address
Move-out inspection notes
Photos
Punch list
Tenant damage notes
Desired ready date
Access instructions
Any urgent items
Any owner approval requirements
We can help sort the work into a clear plan.
Some items are simple. Some need a licensed trade. Some need eyes on site before anyone can price them responsibly.
Either way, the first step is getting the property and the repair list out of your head and into a clear process.
How the process works
-
Call or text (334) 442-9453
or email info@mrhomeauburn.comHelpful information includes:
Property address
Photos or videos
Move-out report
Punch list
Maintenance notes
Desired completion date
Lockbox or access information
Any owner or tenant schedule constraints
If all you have is, “This one needs help before we can rent it again,” that is fine.
We can start there.
-
Depending on the situation, we may be able to quote from photos and notes, or we may need to walk the property.
The goal is to understand:
What needs to be repaired
What needs to be replaced
What needs to be cleaned up
What needs a licensed trade
What needs owner approval
What could affect the move-in timeline
We are not just looking for tasks.
We are looking for what needs to happen for the property to be ready.
-
Once we understand the property, we help define the work clearly.
That may include:
Handyman repairs
Drywall patches
Paint touch-ups
Trim repairs
Door and hardware adjustments
Minor carpentry
Caulking
Small exterior repairs
Fence or gate repairs
Plumbing coordination
Electrical coordination
HVAC coordination
Other punch-list items needed before the next tenant
If the work requires a licensed electrician, plumber, or HVAC contractor, we coordinate that through our trusted trade partners.
That gives you one point of contact instead of a group project with six people, three calendars, and one person who stopped replying after Tuesday.
-
After the scope is defined, we send a clear quote for approval.
The quote should make it obvious:
What is included
What is excluded
What may need further evaluation
What licensed trades are involved
What schedule we are working toward
What we need before work can begin
We do not want you guessing what is covered.
Clear scope on the front end saves everybody from confusion later.
-
Once approved, we schedule the work and coordinate the right people.
That may be our handyman team, one of our trade partners, or a mix of both.
We handle the communication and coordination so you are not constantly checking in with multiple people just to figure out whether the door got fixed, the drywall got patched, or the plumber actually showed up.
Property managers already have enough fires to put out.
We do not need to hand you a decorative torch.
-
We keep updates clear and practical.
If something changes, we communicate it.
If we find hidden damage, missing materials, access problems, or a repair that is larger than expected, we document it and talk through the next step before moving forward.
You should not have to wonder what is happening.
That is the point.
-
Once the work is complete, we help close the loop.
That may include:
Completion update
Photos
Notes on what was handled
Any items that still need attention
Final invoice
Recommendations for future maintenance, when helpful
The goal is not just to do the work.
The goal is for the property manager to know the issue was handled, the property is closer to rent-ready, and there are fewer loose ends floating around.
Loose ends have a way of becoming everybody’s problem.
What we help property managers with
MR Home Solutions helps with:
Rental turnover repairs
Rent-ready punch lists
Move-out repair lists
Tenant damage repairs
Drywall and paint touch-ups
Door, trim, and hardware repairs
Minor carpentry
Small exterior repairs
Fence and gate repairs
Maintenance items
Owner-approved improvements
Multi-trade repair coordination
Pre-move-in repairs
Re-rent-ready projects
We are especially helpful when the list has a mix of small repairs and licensed trade items.
Instead of calling a handyman, painter, electrician, plumber, HVAC company, and then trying to keep track of who did what, you can start with one responsible point of contact.
Have repair requests coming?
Text us before it turns into a mad dash.
If the inspection report is back and you think your seller may need help, go ahead and loop us in.
We can be on standby until the repair addendum is signed. Once the repairs are agreed to, we can review the documents, prepare a quote, coordinate the work, and help get the agreed items handled before closing.
